General description:

SEEKING INVESTOR (JV) - CONSTRUCT INTERNATIONAL HOTEL AND FACILITIES.

The Dalat at 1200 is a private oasis located in the south central highlands within 30 minute flight time from Ho Chi Minh City, connected to all major cities in Vietnam through three scheduled airlines operating at the airport. There are already  international flights using the airport direct to Korea, China and Thailand other routes are under discussion.  

Dalat Airport expansion is already underway to add air bridges to the terminal which was a new build in 2010 and designed for domestic and international arrivals. Additional hard stands, cargo and services are also under construction and future terminal expansion is already under planning stages.

The Dalat at 1200 is located only 15 minutes from Dalat International Airport and within 30 minutes from the French colonial hill station city of Dalat, which was founded in 1898 and was the summer city of the colonial government for Indo Chine and the Royal Court.

Dalat has a long history, during the 1890s, explorers in the area (including the noted bacteriologist Alexandre Yersin, protégé of the renowned French chemist Louis Pasteur), which was then part of the French colony of Cochin china, asked the French governor-general, Paul Doumer, to create a resort centre in the highlands.

The governor agreed. The original intended site for the hill station was Dankia, but Étienne Tardif, a member of the road-building expedition of 1898-99, proposed the current site of Dalat instead and city was born. 

Over the next 20 years development established the city of Dalat as a hill station and resort for all of Indo China. In 1907 the first hotel was built in Dalat. Urban planning was carried out by Ernest Hébrard. Hébrard included the requisite health complex, golf course, parks, schools, and homes but no industry. The French endowed the city with villas and boulevards, and its Alpine charms remain today.

This pristine 650 hectare site is set around a 183 hectare lake, surrounded by hills on three sides, reaching 1,550 metres above sea level, and with two points of entry guaranteeing security, tranquillity and peaceful integration with the natural environment.

The Dalat at 1200 Country Club and Private Estate is seeking like-minded investors who see Dalat for the potential we do.  The developer has already invested in infra structure to and on the site, land clearance and 204 hectares fully paid up and available for development as per the LURC.

The Championship golf course, teaching academy and covered driving range combined with temporary club house which is being updated and re-opens December 24th 2018 will provide necessary facilities before the permanent club and country club house is completed.

Centurion Group is looking to partner with interested JV partners to initially develop the hotel and facilities of the resort which will form the anchor to complement the Golf Course and leading into the completion of the show village and commencement of pre-sales of villas and resort residences. The developer has invested heavily on promotion of the destination of Dalat and part of this promotion was the completion of the Championship Golf Course in November 2015, and in March 2016 the Centurion Group hosted and Sponsored a professional ladies golf tournament “The Ladies Championship 2016”. Live television across Vietnam and 5 other Asian countries combined with Lam Dong Provinces clear tourism development plan and marketing extending through 2030 is seeing the province welcome significant domestic and international growth in tourism numbers.

Dalat tourism numbers like most of Vietnam has grown and The New York Times named Da Lat among the world’s 52 must-visit places in 2016 while Trip Advisor readers ranked it in the top 10 list of rising destinations in Asia. Da Lat welcomed 3.38 million visitors in the first six months of 2018 including 245,000 foreigners (Courtesy of VNAT).

Overview, course and region:

Dalat is famous for its fresh air, pine forests and lakes making this the city of a thousand pines, the little Paris of Vietnam, the city of mist and cloud. Dalat and Lam Dong Province are renowned for abundant fresh vegetables, flowers, fruits which are exported worldwide, most recently fresh water fish farming including Sturgeon and Kobi Beef are all supplied from Lam Dong Province.

The Dalat At 1200 was designed by Asian golfing legend Kyi Hla Han, as a PAR 73 Championship Course which was designed to blend with the natural environment, a key design feature. The year-round temperature in the highlands is a cool 16oC – 26oC, ideal for outdoor activities.

The elevation change between holes makes this a cart only course, the abundance of fresh water streams, strategically placed bunkers, rice paddies, lakes, pine forest and natural obstacles makes for interesting game play. With Bent grass aprons and greens this is a playing surface many golfers in Asia do not get to play on, so be careful the speed of the greens will provide a few surprises to the unwary or over confident short game players. 

The key infrastructure for the estate is completed and fully operational. The golf course in complete and been operating since 2016.

The Golf Course has invitational rates per round starting from VND2,550,000 ($115). Visitors can explore this fantastic location, which as has two other championship courses which has made it a firm destination for in bound golf business from Asia and international recognition is growing.

The Project: 

The Dalat at 1200, a 650 hectare site set around a pristine lake, comprises 204 hectares fully paid up land and 446 hectares of forest land on pine forested mountains. The project has focused on developing the brand recognition of The Dalat at 1200 through extensive destination marketing and advertising at national, regional and international levels and the project is 100% foreign owned.

The project has completed infra structure a Championship Golf course, Driving range and Academy with temporary club house currently undergoing refurbishment. The Project is embarking on the expansion of adding the hotel and facilities to the project and seeks a JV partnership to develop the international standard hotel.

Following stages include completion of a show village to launch into pre-sale of long lease Resort Properties and Residences in line with our LURC certificate for utilisation into a rental pool and then managed by the hotel operator.the property designs have already won awards in 2016 and the Championship Golf Course has also received awards and accolades. The 2016 tournament was sanctioned by the Korean Ladies Womens PGA.

The current owners of this exclusive and spectacular property who are from Singapore seek a proposal from interested and experienced JV partners to build and operate a 150+ key International standard Hotel in line with the Land Use right Certificate (LURC). To jointly embark on the next exciting development of this truly unique property in Dalat and South Central Vietnam.
