General description:

Upon completion in 2012, Keangnam Hanoi Landmark Tower was the tallest building in Vietnam ( Before Vincom Center Landmark 81 completion in July 2018) and was a redefining moment for the city of Hanoi, which at the time had very few tall buildings. It includes two 48-floor residence buildings and a 72-storey building, symbolising Vietnam's economic growth. The base of the Keangnam Hanoi Landmark Tower is attached to a shared podium structure containing shops, a department store and a cinema from which all three towers rise. The main tower comprises grade A offices on floors 12-46, with approximately 3,000 sqm net usable area per floor which is the largest floor plate in town. Serviced apartments are located on floors 48-60 and a full serviced hotel on floors 62-70. The uppermost 72nd floor contains an observatory with a panoramic view of Hanoi and its rapidly growing skyline.

On 11 June 2008, an agreement was signed between the building owner and the InterContinental Hotels Group to operate the 359-room hotel under InterContinental Hanoi Landmark 72 with 9 Hotel Floors from 62nd Floor to 70th Floor (Hotel Club Lounge located on the 71st Floor). It was reported in early 2016 that a Vietnamese court valued the complex at US$ 770 million in May 2015 and AON Holdings from South Korea would take over the bank loan by paying US$ 373.4 million to become the majority owner (Source: Wikipedia).

Marketing, leasing or asking price:

Q3 2018 the average monthly asking rent for office sector is reported at US$33 per sqm and US$34 per sqm for retail and US$27 per sqm for serviced apartment, including 10% VAT and 5% service charge. Minimum lease term is 1 year

Q4 2019 The average normal serviced apartment room rate is reported to be about US$333.33 per night excluding fees and taxes. (Except other Suite rooms.)

The average monthly asking office rent is reported to be about US$27 per sqm per month excluding US$ US$6 service charges and 10% VAT.

The preferred lease term is 3 years and a 3 month deposit is required. Motorbike and car parking fees are US$5 and US$100 per month respectively.

Condominium asking price:

(High-level) 3 bedroom type: GFA 156 sqm, priced from US$303,000 to US$303,030.

(Medium-level) 3 bedroom type: GFA 156 sqm, priced was about US$198,251.
