Protrade International Tech Park (PITP)

Located in Ben Cat, Binh Duong, the 500-hectare Protrade International Tech Park (PITP), which was formerly known as Assendas-Protrade Singapore Tech Park, consists of 6 phases. Major facilities are within 25-45 minutes drive, 40 km to HCMC CBD, 40 km to Tan Son Nhat Airport and 47 km to Cat Lai Port. 

The park is built on ground above the Saigon river, with good soil conditions and good drainage system consisting of large canals and pipes, with international standard quality infrastructure. Besides offering a flexible choice of industrial spaces from prepared land parcels, ready-built facilities to customized solutions, the PITP team also provides integrated customer services to tenants.

Main arterial roads are 28m wide (4 lanes), secondary roads are 22m wide (2 lanes)

Land use right is until 28 October 2057

As reported in Q4/ 2018,

Factory and land short term lease: rental price is reported at US$3.8 per sqm per month and paid every 3 months in advance. Property management fee is about US$0.2 per sqm with paying every 3 months in advance. The preferred lease term is 3 years plus option for renewal. After signing Tenancy Agreement, clients have to pay 'one time fee' is US$4,800. 

Vacant land long term lease price is reported at US$75 per sqm per year with 3,000 sqm minimum lot size on wards. Estate management fee is reported at US$0.06 per sqm per month. After signing Tenancy Agreement, clients have to pay 'one time fee' is about US$6,000 excluding registration fee for Land Use Rights Certificate.

Electricity fee is around US$0.08 per kWh. Water fee is about US$0.56 per m3. Sewage treatment fee is US$0.37 per m3 with volume 80% of supplied water. Those three fees above are paid monthly and not inclusive of Value Added Tax (VAT) and are subject to change without prior notice.
