General description:

Nam Hai opened in 2006, it made its mark as one of the most luxurious hotels in Vietnam. However, when the Four Seasons took it over last year, the luxury brand gave the villa-only resort a new lease on life, renovating the accommodations. Four Seasons Resort The Nam Hai Hoi An Vietnam (renamed in 2016 is inspired by a combination of historic Vietnamese architecture and ancient feng shui. The luxurious resort by Four Seasons is set in 35 hectares of landscaped grounds with 100 traditional Vietnamese garden houses (villas). Pool Villas come complete with a temperature controlled swimming pool, fully equipped kitchen and butler. The Nam Hai is a complex renowned for its quality of service. Danang, is a 30-minute drive from the hotel.

Total scale the resort: 40 villas-resort and 60 one bedroom villas-resort. As reported owner of Four Seasons The Nam Hai Resort is a joint venture between Hotel Properties Limited (HPL - an investment company from Singapore) and ASB Development Limited (an investment company from Dubai).

Legal/ developer overview:

Investment Certificate and Land Lease expire in July 2053 (37 years remaining from the date of transaction in Q2/2016). Freehold area is 2.1 hectares (fully paid up), expires in 2057.

The seller was reported to be Indochina Land and the buyer was reported to be BS Ong (from Singapore). The transaction was reported to have occurred in Q1 2016. Refer to subscription data for more details.  

Marketing, leasing or asking price:

Q3/2018, the daily room rates are reported as follows: One-bedroom villa (80 sqm) from US$720 - US$ 950. Family villa (104 sqm) is US$1,100. One-bedroom pool villa (250 sqm) is US$1,150. Three-bedroom hilltop pool villa (520 sqm) is US$2,100. Three-bedroom ocean-view pool villa (520 sqm) is US$2700. Three-bedroom beach front pool villa (520 sqm) is US$3,300 and five-bedroom pool villa (660 sqm) is US$580.

As reported: Q4 2019 room rate was from US$ 726 to US$847 per night excluding Taxes and Fees.
