Yen Phong Industrial Park has total area of 658 hectares. Viglacera Corporation, the developer, established phase 1 in 2006 and phase 2 is 2016. The project is in Yen Phong District, Bac Ninh Province. The main access is from National Highway 18 (QL 18). It's located in the economic centre between Ha Noi, Hai Phong and Quang Ninh, 35 km from Hanoi City, 22 km from Noi Bai International Airport, 110 km from Hai Phong Port and 120 km from Cai Lan Port (Quang Ninh). The infrastructure including electricity, telecommunications, and water supply well-developed. Internal main roads are 32 metres wide (4 lanes), sub roads are 23 metres wide (2 lanes). Some featured facilities include housing and rental property for employees, post office, customs office and various banks.
Land use right of phase 1 is until 2055 and phase 2 is until 2066.
Q4/ 2018, factory short term lease: asking rental price is reported at US$4 per sqm per month. The property management fee is about US$0.5 per sqm per month or US$0.35 per sqm per year.
Vacant land long-term lease price is reported at US$58 per sqm per 50 years with a 3,000 sqm minimum lot size required. Electricity fee is around US$0.08 per kWh. Water fee is about US$0.56 per m3. Sewage treatment fee is US$0.37 per m3 with volume 80% of supplied water. The fees above are paid monthly and not inclusive of Value Added Tax (VAT) and are subject to change without prior notice.
